Whilst some agents may think that it is ok to put up a board and wait for the telephone to ring, we believe that through regular communication with buyers, we can dramatically increase the chances of selling your home.

We also never lose sight of who our client is. Some agents will call their sellers to tell them that they have a client who would like to view their home. We always remember that our client is the person that pays our bill, and make sure that our clients are the most important people in any transaction. If your agent tells you that they have a client who is interested in your property, have they lost sight of who they are working for?

Regular mail/email shots

By regularly mailing and emailing suitable properties to buyers and following them up with a telephone call we find a much higher instructions to sales ratio than many others. This also gives us the opportunity to collect constructive feedback from buyers who say they do not wish to view each property. Whether it is on the “Wrong” road, too much work or too expensive, by feeding this back to our clients we are able to maintain a stock of attractive homes and increase the chances of selling each property.

Accompanied Viewings

Wherever possible, we always like to accompany our viewings. There are many reasons for this. Here are just a few:

  • We have built a rapport with each potential buyer and will therefore be able to tailor each tour to suit their requirements. Making a point of the things which are important to them and not necessarily the thing which sellers like most about their home. This enables us to make sure that the buyers see how much each home fulfils their needs, not why it was the right property for the current owner.
  • We get much more honest feedback from buyers than if they were seeing the seller themselves. Almost everyone has at some point viewed a property that they didn’t like with the owners and to spare their feelings told them how nice it is. Whilst this is an ego boost at the time, it does not improve the chances of selling the property and leads to disappointment when the viewer’s true feelings are revealed later.
  • As trained and experienced professionals, we know how to turn a negative into a positive, and frequently are able to help a buyer to the potential in something that they may initially dismiss.

After each viewing, we leave an “Initial Feedback Card” which tells the sellers what the first impressions of the viewers were. If you do not live in the property, we will mail this to your correspondence address.

Negotiations

Once an offer is made on your property it will be dealt with by one of the partners in the business. As the most senior people in the company, they are the most experienced in how to negotiate the best price for you, the client. If you are planning to buy another property, anywhere in the country, we will help by booking viewings for you on properties which meet your requirements and even negotiating on your behalf should you find one that is suitable.

Sales Progression

Once a sale has been agreed on your property, we will keep in touch with you, your buyer and both solicitors in order to ensure that everything is happening as it should be. By doing this we are able to pre-empt many issues which occur during a transaction and helps us to keep fall throughs to a minimum.

All our staff are highly trained and experienced at dealing with property transactions in the Coventry and Warwickshire areas.

Key Handover

Once moving day arrives, we will arrange for your keys to be passed onto your buyer and then the deal is done. Don’t forget, it pays to start packing early because there really is very little more stressful than trying to pack at the last minute.
